MAJOR ISSUES
ECONOMIC IMPACTS

Homes located near the substation and connecting high-voltage lines could experience a drop in property value between 10-30%. It could be more difficult to sell a home adjacent to these structures and some insurance companies may not provide coverage.

Residents will pay for this infrastructure that powers data centers. Dominion Energy will not discuss this, nor have they not told us what the rate payer impact on our power bills will be.
QUALITY OF LIFE

The upgraded switching station will be situated just 30 feet off of Vint Hill Rd. and 252 feet from the closest home in Braemar.

It will be double the current size, two buildings 40 feet high and poles 120 feet tall.

Dominion has failed to disclose how many transmission lines will be connecting, and the paths they will take through the neighborhoods, schools and daycares surrounding the substation.

It will be incongruous with the current visual aesthetic of Braemar: a planned residential community. Other nearby communities are also at risk. An industrial building does not belong next to homes, schools, and daycares.

An industrial building that uses SF6 insulated gas equipment does not belong in a residential area.

This plan is not in alignment with the Prince William County comprehensive plan, the Vint Hill Corridor Small Area Plan, the Community Energy and Sustainability Master Plan (CESMP), or Virginia's return to the RGGI happening on July 1st, 2026.
HEALTH AND ENVIRONMENT

High-voltage power lines emit extremely low frequency electromagnetic fields (ELF-EMF) as energy flows through conductors. Scientific literature on these fields has identified associations with increased risks of childhood leukemia and other adverse health outcomes at chronic exposure levels. In light of these findings, the International Agency for Research on Cancer (IARC) classifies ELF magnetic fields as a “possible human carcinogen.”

Given the proximity of the Vint Hill Substation and connecting high-voltage lines to residential areas and potentially sensitive populations, a precautionary policy approach is warranted to protect residents from the potential dangers.

SF-6 is one of the worst greenhouse gases in the world. It is 23,000 times more potent than CO2 and is being phased out globally. Dominion Energy refuses to answer how they will respond to a catastrophic leak and the impacts it could have on a community.
INFRASTRUTURE CLUSTERING

Dominion Energy’s Special Use Permit (SUP) for the Vint Hill Substation expansion is not an isolated upgrade. It represents a systemic, compounding threat to the fabric of our residential community.

Dominion has not conducted examinations of the cumulative impact on our communities, intentionally obscuring the combined toll that multi-acre substations, towering transmission lines, and hyper-scale data centers take on residents' quality of life. This staggering infrastructure buildout does not serve local residents.

Morrisville - Wishing Star (500kV & 230 kV Transmission Line) - A new 500 kV transmission line along or near 36.5 miles of existing right of way (runs right through Tartan Hills subdivision of Braemar), adding a new 230 kV transmission line in Fauquier County, and expanding the Morrisville Substation.

Nokesville - Bristow 230 kV Electric Transmission Line (Route 5/"Blue Line") - A new 230kV transmission line will connect the existing Nokesville Substation to the future Bristow Switching Station (approximately 6.5 miles long). Of the potential routes, the “Route 5/Blue line” is the one that goes though Braemar.

Approximately 90 Data Centers (built, under construction, approved for construction, or pending approval) within a 3-mile radius of Braemar, and 184 within 5 miles.
